Policies
Effective date: Nov 5, 2026 | Last updated: Nov 5, 2026
Deeds and Documents ("we," "us," or "our") is operated by Ingress Inc., a Delaware corporation. We provide a technology platform that helps real estate professionals prepare documents (the "platform") and related services, including our API and our connector for Claude (collectively, the "services").
This policy explains what information we collect, how we use and share it, how long we keep it, and the choices you have. It applies to deedsanddocuments.com, the platform, and any application you connect to it.
Deeds and Documents is not a law firm and does not provide legal services or advice. Our users are real estate professionals, such as attorneys, title agents, lenders and servicers. In this policy, "you" means a user of our website or services, and "your clients" means the people whose information you place on the platform.
Account information
When you create an account, we collect your name, email address, business name, phone number, role and a secure password. If you enable two-factor authentication, we also store the details needed to verify you.
Client data
To prepare documents, you upload or enter information about your clients and their properties. This can include names, addresses, marital status, legal descriptions, loan and transaction details, and, where a document requires it, Social Security numbers. We store and process this data on your behalf and only to provide the services (see section 3).
Integration data
If you place orders through our API, our spreadsheet template, or a connected application such as Claude, we receive the information needed to process each request. This includes order details, file requests, RFI responses, and revision requests. We also store the access token that authorizes the connection, and we log each request to operate the service, keep an audit trail, and troubleshoot problems.
Usage data
We collect information about how you use our website and platform. This includes pages visited, features used, the device and browser you use, your IP address, and the date and time of your activity.
Session recordings
On our website, we use Amplitude session replay to record how visitors interact with pages, such as clicks, scrolling, and navigation, so we can find and fix usability problems. We configure it to mask text typed into form fields [CONFIRM: and to exclude pages that display client data]. See section 6 to opt out.
Communications
If you contact us, request a trial, or respond to a survey, we keep the content of your message and your contact details.
Payment information
If you pay for the services, our payment processor collects your card or bank details. We receive only limited information, such as the last four digits and billing address.
We use the information we collect to:
We do not sell your information or your clients' information. We do not use client data or information received through connected applications to train artificial intelligence models.
For client data, we act as a service provider to the professional who places the order. You decide what client data to put on the platform and why. We process it only on your instructions and to provide the services.
You are responsible for having the right to share your clients' information with us, and with any application you connect, and for meeting any professional, contractual or legal duties you owe your clients. All legal responsibilities and attorney-client relationships remain between you and your clients.
If one of your clients contacts us about their information, we will refer them to you.
We share information only in the following situations.
Service providers
We use third parties that help us run the services, such as cloud hosting, data storage, email delivery, payment processing and analytics (including Google Analytics and Amplitude). They may use the information only to perform services for us and are contractually required to protect it.
Applications you connect
When you connect a third-party application, such as Claude, and direct it to act on your account, we send that application the information needed to complete your request. This may include your clients' personal information. See section 5.
People you invite
If you invite others into a Colab Zone, deliver documents by DeedDrop, or send an RFI or email blast, we share the related information with the recipients you choose.
Legal requirements
We may disclose information if required by law, subpoena or court order, or if we believe disclosure is necessary to protect the rights, property or safety of Deeds and Documents, our users or others.
Business transfers
If we are involved in a merger, acquisition, financing, or sale of assets, your information may be transferred to the new owner, who will be bound by this policy or one at least as protective.
With your consent
We may share information for other purposes when you ask us to or agree to it.
You can connect Claude, an AI assistant made by Anthropic, to your account through our Model Context Protocol (MCP) connector. You can then ask Claude to place orders, check order status, submit RFI responses and revision requests, list and read files, and download completed documents.
What we send
When you ask Claude to do one of these things, we send Claude the information needed to complete the request. For example, reading a file or downloading sent-out documents sends the contents of those documents, which may include your clients' names, addresses and other personal information.
What we receive
We receive the requests Claude makes on your behalf and the information you provide through it, such as order details. We do not receive the rest of your conversations with Claude.
Whose policy applies
Once information reaches Claude, Anthropic's privacy policy and the terms of your Claude account govern how it is handled, not this policy. Review them, and your own obligations to your clients, before connecting.
Access and control
The connector signs in through our secure sign-in page and can only do what your account permissions allow. Your password is never shared with Claude. You can disconnect at any time (see section 10).
The same principles apply to any other application you connect through our API.
We use essential cookies to keep you signed in and protect your session. These cannot be turned off.
With your consent, we also use analytics cookies and tools:
You can accept or decline analytics through our cookie banner and change your choice at any time using the "Cookie Settings" link in the footer. You can also block cookies in your browser, or install Google's opt-out add-on at tools.google.com/dlpage/gaoptout.
Our Cookie Policy lists each cookie, its purpose and how long it lasts.
We keep information only as long as we need it for the purposes in this policy, or as the law requires.

Backups are overwritten on a rolling 30-day cycle. When information is no longer needed, we delete or anonymize it.
We use administrative, technical and physical safeguards designed to protect information from unauthorized access, use, disclosure, alteration or destruction. These include encryption in transit and at rest, role-based access controls, two-factor authentication, audit logging and secure sign-in for connected applications. See our Security and Compliance page for more detail.
No system is completely secure. If a breach affects your information, we will notify you as required by law.
We store and process information in the United States.
Update your information
Keep your account information accurate and up to date in your account settings.
Disconnect connected applications
You can revoke Claude's or any other application's access at any time from your account settings or from within that application. Once revoked, it can no longer retrieve information from your account. Information it already received is governed by its provider's policies.
Manage cookies and analytics
Use the "Cookie Settings" link in the footer, your browser settings, or the opt-out tools in section 6.
Marketing emails
Use the unsubscribe link in any marketing email. We will still send messages about your account and orders.
Delete your account
Contact us at ingress@deedsanddocuments.com. Deleting your account removes your access to the services and your uploaded documents, subject to the retention periods in section 7.
Privacy rights
Depending on where you live, including California and other U.S. states with privacy laws, you may have the right to:
To make a request, email ingress@deedsanddocuments.com. We will verify your identity before responding, and we will not treat you differently for exercising your rights. You can use an authorized agent to make a request on your behalf.
If you are one of our users' clients, please contact the professional who handled your transaction (see section 3).
The services are intended for professional use and are not directed to anyone under 18. We do not knowingly collect personal information from children for our own purposes. Client data you upload may relate to minors (for example, in an estate transfer); we process it only on your behalf, as described in section 3.
We may update this policy from time to time. We will post the revised version on this page and change the "Last updated" date. If we make material changes, we will notify account holders by email or in the platform before they take effect.
